Alright, folks, it's that time again for your monthly real estate market update! Let's take a deep dive into the numbers for Reno, Sparks, and Carson City, comparing this month to the same time last year.
Median Sales Price:
The median sales price is holding strong at $575,000, showcasing a robust 10% increase from this time last year.
Sold Homes:
However, we've noticed a slight dip in the number of sold homes, down by 15% to a total of 377 properties.
The inventory is tightening up significantly, with only 574 homes currently on the market. This marks a substantial 21% drop from last year.
Days on Market:
Homes are moving swiftly, spending an average of just 15 days on the market, down by 16% compared to last year.
Median Price Per Square Foot:
While the median price per square foot has seen a slight increase to $298, it's only up by 3% from last year.

March Update 2024 

Hey everyone, it's time for your 1 minute real estate market update for Reno, Sparks, and Carson City!
Median sales price is now at $549,950, marking a solid increase of 6.8% compared to this time last year
Closed sales are up 14% compared to this time last year totaling 346 homes sold in the past month. 
Active homes on the market however have decreased by 25%, with only 557 available.
But, homes are selling faster than a year ago, with days to contract dropping by a staggering 37.5% to just 20 days!
Price per square foot has risen to $316, up by 10% compared to last year."
So in summary it is becoming a hot market out there, Whether you're buying or selling, however the volume of inventory moving is still low when compared to our previous markets

February Market Update 2024

Hey there, real estate enthusiasts! Let's take a quick peek at how the market has fared in February 2024.
What's Changed?
Over the past month, we've seen some interesting shifts in key metrics

Median Sales Price:
The median sales price has dropped to $534,500, down almost 3% from last month.

Closed Sales: 
Closed sales have taken a bit of a hit, plunging to just 276 homes sold—a whopping 11% drop from the previous month.

Inventory Levels:
The number of homes available on the market has decreased to 607, showing a 14% decline from last month.

Days to Contract:
On a brighter note, properties are spending less time on the market before getting snapped up. The days to contract have improved, now averaging 36 days, down from 47 days in January.

Price Per Square Foot:
The price per square foot has also seen a decrease, now at $291, down by nearly 4%.

Let's delve into the data. The median sales price in our vicinity has surged to $550,000, indicating a robust uptick of 6.5% compared to the same period last year. This demonstrates the enduring vigor and resilience of our housing market.

Hello everyone, I’m Beau Paulsen with the Reade Real Estate Group at RE/MAX Gold and It's time for your real estate market update of Reno, Sparks, and Carson City.

Median Sales Price: $551,000
The median sales price in our region currently stands at $551,000, reflecting a 4% decrease from last month.

Days to Contract: 35 days (Up 20% from last month)
Homes are spending a bit more time on the market, with the days to contract increasing by 20% from the previous month, now at 35 days compared to the previous 29.

Active Inventory: 805 homes (Down 16% from last month)
Looking at available options, our active inventory has tightened, with a 16% decrease from last month, currently standing at 805 homes compared to the previous 961.

Median Price per Square Foot: $303 (Down 3% from last month)
The median price per square foot is now $303, experiencing a 3% dip from last month, previously at $311.
